Assessment Appeals

Property owners can challenge the County Assessor's opinion of a property's assessment value by filing an Assessment Appeal Application.

Know Before You Appeal

  • The Assessment Appeals process has its own terminology. Understanding these terms will make it easier to complete the Assessment Appeal Application and prepare for a hearing.
  • If you have questions about your assessed property value, contact the Office of the County Assessor before beginning the formal appeals process.
  • Effective July 2, 2019 - a non-refundable processing fee of $86.00 per application is due at the time of filing. Only cash, checks, or money orders payable to the County of Fresno are accepted.
  • Filing an Assessment Appeal Application does not waive your requirement to pay property taxes. Property taxes must still be paid while an appeal is pending. Failure to pay property taxes by the due date will result in penalties and fines.
  • Appeal hearings are scheduled during open and public meetings of the Assessment Appeals Board.
  • Be prepared to submit timely and factual information supporting your opinion if requested by the Assessor's office and/or at your appeal hearing.
  • Based on the evidence presented at the appeal hearing, the Assessment Appeals Board may decreaseincreaseor not change an assessment.
