Item 2 - Unclassified Conditional Use Permit Application No. 3713 and Initial Study No. 8081 filed by Jerry Cook proposing to allow a high intensity park with related improvements for weddings, fundraisers, corporate retreat, private parties, and also including a veterinary office and a fruit stand/wine tasting room, on an approximately 10-acre portion of a 52.91-acre parcel created by Property Line Adjustment No. 21-14 in the AE-40 (Exclusive Agricultural; 40-acre minimum parcel size) Zone District. The project site is located on the east side of Tollhouse Road (State Route 168), 0.25 miles southwest of Madsen Ave. and approximately 4.7 miles northeast of the City of Clovis.
