Item 2 - CLASSIFIED CONDITIONAL USE PERMIT NO. 3787, VARANCE APPLICATION NO. 4177, and INITIAL STUDY NO 8565 filed by KEN VANG proposing to allow the development of a fueling canopy with eight (8) fueling stations and additional parking to an existing convenience store on two contiguous parcels totaling approximately 1.30-miles in the AC (Agricultural Commercial Center) Zone District. Allow for a 7-foot front yard setback where 35-feet is required for the proposed fueling canopy. The subject parcels are located on the northwest corner of E. Manning Avenue and S. McCall Avenue approximately 0.9 mile north of the City of Selma (APN:353-050-56 and 65) (9882 and 9942 E. Manning Avenue) (Sup. Dist. 4).

Item 3 - VARIANCE APPLICATION NO. 4196 filed by DIRK POESCHEL proposing to allow the creation of two parcels with split zoning and waive the lot area standards in the RR-5 and AE-40 Zone Districts. Assessor’s Parcel Number (APN) 128-461-68 is 70.13-acres, with 62.17-acres in the AE-40 Zone District and 7.96-acres in the RR-5 Zone District. Assessor’s Parcel Number (APN) 128-750-46 is 10-acres and in the AE-40 Zone District. This Variance Application would allow the transfer of 0.12-acres in the AE-40 Zone District from APN 128-750-46 to APN 128-461-68, and the transfer of 5.77-acres in the RR-5 Zone District from APN 128-461-68 to APN 128-750-46. The subject parcels are located on Qualls Prather Rd. between Aunt Julia Ln. and Highway 168. The subject parcels are located in the unincorporated community of Auberry (APNS:128-461-68 and 128-750-46) (Sup. Dist. 5).
