What manufacturer is the existing fire alarm system? (RFC S14-3 submitted 3/5/2025)

The existing fire alarm panel system at the Brix Mercer is a Notifier system maintained by Integrated Electronics. The plans call for a deferred approval fire alarm system. See attached photos for reference. Response date: 03/11/2025

Can you tell me if this project is a PLA project? (RFC S14-4 submitted 3/10/2025)

No, this project is not subject to a Project Labor Agreement. Response date: 03/10/2025

 

Have Air Clearances been done at all project work locations? Has all existing ducts to remain been cleaned & cleared? If so are these reports available to us. (RFC S14-5 submitted 3/13/2025)

The entire existing ductwork in Mercer Building basement was removed. On sheet M-2.0 & M-2.1 indicate ductwork removed at the Brix Building basement. There was no cleaning of the remaining ductwork, and no reports provided Response date: 03/20/2025

 

It was stated that mold was present on columns and was encapsulated. Are all encapsulated mold locations documented. How are we to proceed where wall attachments at columns will need to be stripped and mold is discovered. (RFC S14-6 submitted 3/13/2025)

The column fireproofing will not be disturbed according to the approved plans, new wall framing will be installed directly against the fireproofing plumb and square. Response date: 03/20/2025

Correct, the stairs just south of the rear entry to the BRIX Building basement and the two elevators leading to the basement that exit to Congo Alley, one elevator is located at the BRIX Building, the second elevator is located at the Mercer Building Response date: 03/20/2025

Building Management approved the waste containment location to be on the west side of Congo Alley at the yellow curb area. Response date: 03/20/2025

Issue: The electrical panels BMM, BMX, and the telecom IDF cabinets are all located on the ground floor. However, we do not have ground floor plans available in our set. All new distribution feeders originate from these panels, and their precise locations and routing information are necessary for installation. Request: Please provide the ground floor plan drawings that show the locations of the electrical panels BMM, BMX, and telecom IDF cabinets. (RFC S14-12 submitted 3/19/2025)

Issue: The scope of work related to the telecom and speaker system needs to be clarified. including conduit requirements and termination locations. Request: 1. Please confirm the scope of work for the telecom and speaker system, including any specific requirements for installation. 2. Clarify whether we are responsible for providing conduit only up to the accessible ceiling or if we must route it back to the source. (RFC S14-13 submitted 3/19/2025)

Contractor shall omit the work related to the telecom and speaker system. The County vendor will be performing this work. Response date: 03/28/2025

In enlarged drawing labeled C/P2.03, the plans call out for the trap primer to be TP-1 and TP-2. Can you please clarify which trap primer is to be used in this situation. (RFC S14-14 submitted 3/19/2025)

In enlarged drawing labeled A/P2.03 & B/P2.03, the plans call out for WF-2 but have an arrow with detailed description saying the fixture is WF-1. Can you please clarify if it is WF-1 or if a WF-2 needs to be added to the fixture schedule? (RFC S14-15 submitted 3/19/2025)

In enlarged drawing labeled A/P2.03, the plans show a domestic cold water line going from S-1 to SB-1 but there is no source of where the water is coming from. Can you please clarify where the point of connection is to the main line? (RFC S14-16 submitted 3/19/2025)

Refer to Plan Sheet P2.03 provided with Addendum 2. Cold water supply piping added to drawing. A 3/4" cold water supply shall tee from the 1" cold water supply to water filter WF-1, and tee into the supply line between sink S-1 and supply box SB-1. Response date: 03/28/2025

Can the city/state be listed on the subcontractor listing instead of the full business address? (RFC S14-18 submitted 3/20/2025)

Yes at the time of bidding, as stated in The Subcontractor List (Section 004336) "'The location of business' must specify the city in which the subcontractor’s business is located, and the state if other than California." Full subcontractor details, including the full business address, however, are due within 24 hours of the bid opening. Response date: 03/20/2025

 

Can we remove the requirement of a symbol 1 on auto as we carry two specific auto policies? These two policies are Non-owned and Hired auto policy as well as a commercial auto policy with symbol 7 which is named vehicles. (RFC S14-19 submitted 3/21/2025)

Automobile insurance has been clarified in Addendum 2 and the requirement for Symbol 1 has been removed. Response date: 03/28/2025

 

It calls out for "Typical Floor Support Anchored To Slab", can you please provide a detail of that typical floor support? (RFC S14-20 submitted 3/21/2025)

Spec section 102113 1.02 b list both metal, and solid plastic partitions. There is not a call out on the plans as to which material is to be used in the restrooms. Can we verify what materials are to be installed, and the locations if we are using both materials. (RFC S14-22 submitted 3/21/2025)

A4.02 Equipment schedule calls out ASI Storage solutions lockers to be 3 tier. The equipment schedule does not specify a material, base style, or if the lockers need slope top. Additionally there is not a spec for this scope. Can we please have this additional information or a scope for the lockers. (RFC S14-23 submitted 3/21/2025)

Specification No. Section 00 7305-1
Reviewing the general conditions, section 00 7305-1 Federal Requirements, because it is funded by ARPA, American Rescue Plan Act. Do we need to make a good faith effort to subcontract with Small business and Disadvantaged businesses as well as advertise solicitations? Also Does the buy USA preference, need to be documented in a certain way? (RFC S14-24 submitted 3/24/2025)

The “Contracting with small businesses, minority businesses, women's business enterprises, veteran-owned businesses, and labor surplus area firms” section (CFR § 200.321) states that, whenever possible, contractors should consider these types of businesses. There are no formal requirements for documentation beyond including the requirement in contracts with subcontractors. The “Buy USA - Domestic Preference for Certain Procurements Using Federal Funds” provisions should be included in any contract with subcontractors. The preference is to use domestic materials to the greatest extent practicable, but there are not formal requirements for documentation. Response date: 03/26/2025

Clarification on Ceramic tiles CT1, CT2, CT3, CT4 (In Restrooms: B0108, B0206, B0207, M01052, M0106, M0304, M0305, M0306, M0309) As per the Sheet (Finish Schedule): A7.01 1. As per the finish schedule, PT1 is specified for the floor and base. However, there is no legend for PT1 in the finish notes. Please confirm whether PT1 is being used in the project. A4.01 shows a 4" at all wall locations. On A9.02 "partition Keynote" 15 describes 4" as a lead product. Are all wall to receive 4" lead as noted on A4.01 (RFC S14-26 submitted 3/24/2025)

Drawing No. A7.01 Room Finish Schedule
As per the finish notes, Keystone 2x2 tile (CT1 & CT2) is specified for the wall and base finish, while Color Wheel Classic 6x6 tile (CT3 & CT4) is specified for the floor. However, in most projects, Keystone is typically used for the floor, and Color Wheel is used for the walls. Please confirm if the provided details are correct. (RFC S14-31 submitted 3/24/2025)

As per the finish schedule, CT1 wall tile is specified for all restroom walls. However, the interior finish plans (A6.01, A6.02, A6.03) show wall tiles only on specific walls up to a areas only.
